Terms of service
Last updated 11 September 2026.
1. Using FlatHunt
You must be 18 or older and able to enter into a contract. You are responsible for what happens under your account, so keep your sign-in details to yourself.
2. What FlatHunt is, and is not
FlatHunt is a place to find a person: someone to take over your room, or a room someone is leaving. We are not a broker, an agent, a landlord or a property manager. We do not own, inspect, verify or manage any property listed, we are not party to any agreement you reach, and we take no commission from it.
Anything you agree with a flatmate, a poster or an owner — rent, deposit, the agreement itself — is between you and them.
3. What you post
You keep ownership of what you post. By posting it, you give us permission to show it in the app so the service can work. You agree that:
- your listing is accurate, and the room is genuinely available;
- the photos are of the actual place, and you have the right to use them;
- you have the right to offer the room, including any permission your agreement requires;
- you will not post anything unlawful, misleading, abusive, or that discriminates against people in ways the law prohibits.
House preferences about diet, smoking or drinking are a normal part of sharing a home. Preferences that amount to unlawful discrimination are not, and we may remove them.
4. Behaviour
Do not:
- harass, threaten or impersonate anyone;
- post someone else's personal details, or share private messages publicly;
- use the app to advertise brokerage services or to solicit fees for introductions;
- scrape, copy or resell listings and profiles;
- attempt to break, overload or work around the app's security.
You can report or block anyone in the app. We may remove content or suspend accounts that break these terms.
5. Verification badges
A verified badge means a specific check passed — that a linked profile exists and the name on it matches the name on the account. It is not a character reference, a background check, or a guarantee about anyone's conduct or their room.
6. Meeting people, and money
Meet in a way you are comfortable with, see the place before you commit, and do not pay a deposit or rent to anyone you have not verified for yourself. We cannot vet the people you meet through the app, and we are not responsible for what they do.
7. Paid features
Posting a room, browsing what is nearby, shortlisting and chatting are free. FlatHunt Plus, an optional subscription, unlocks the filtered Matches feed, the map, new-match alerts, teaming up with flatmates, and revealing a contact number. Every account gets a free week first, and the price and billing period are shown before you are charged. Subscriptions are billed and cancelled through the app store you bought them from, and refunds follow that store's policy — see Refunds & cancellations.
8. Ending it
You can delete your account at any time from within the app. We may suspend or end an account that breaks these terms, or where we must to protect other people.
9. The legal part
FlatHunt is provided as it is. We do not promise that listings are accurate, that any room is suitable, or that the service is uninterrupted. To the extent the law allows, we are not liable for indirect or consequential loss, or for anything arising from your dealings with another user.
Nothing here limits any right you have under Indian consumer law that cannot be limited by agreement. These terms are governed by the laws of India.
10. Complaints, and the Grievance Officer
FlatHunt hosts what other people write and upload, which makes it an intermediary under India's Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021. Those rules give you a named person to complain to and a clock on the answer.
Grievance Officer: Ninad Sutrave
Email:
support@flathunt.in
Address: [POSTAL ADDRESS IN INDIA — TO BE ADDED]
We acknowledge a complaint within 24 hours and resolve it within 15 days. Complaints about content that is obscene, impersonates somebody, or shows a person in a sexual act are acted on within 24 hours of a valid request.
For anything less formal — a listing that looks wrong, somebody behaving badly — the report and block buttons in the app are faster, and Help & support opens a chat with us.
11. Who operates FlatHunt
FlatHunt is run by an individual, not a company. There is no entity in the middle and no registered office — which is worth saying plainly rather than implying otherwise with corporate language.
Operator: Ninad Sutrave (sole proprietor)
Contact: support@flathunt.in
Principal place of business: [POSTAL ADDRESS IN INDIA — TO BE ADDED]
12. Changes
We may update these terms. If a change matters, we will say so in the app rather than only changing the date at the top.
